Balance your Home's Value (What you want / What it is worth)

To best understand how your property will rank on the open market, Four Daughters Real Estate will
view your property and run a Comparative Market Analysis (CMA) primarily focusing on what Closed and
went Under Contract as qualifying local like properties.

Why?
Any home seller can place their property on the active market, for any price they like, however buyers are
searching for homes with a price limit, seeing similar homes in similar condition.  

Another factor is the appraisal: Even if a buyer was to meet your (higher) price, but should it be an
above market value dollar amount, the appraisal may come in lower preventing the buyer from
procuring financing to purchase the home.

Items That Matter: Size, Location, Condition, Kitchen Updates, Basement (Finished), Lot Size,
Proximity to Town or Schools, Age of Property, Major Improvements (New Roof, New Siding)

These Matter Less: (are expected to exist, and in good condition) Heating / Cooling, Sprinklers, Water
Sealed Basement, Hot Water Heater, Some Appliances, Solid Foundation.
These will not sell the
house, but them lacking could discourage buyers.
