A property listed for a price, lower than what the seller owes to the bank. All Illinois short sales are listed
on the MLS, and ready to be shown by Four Daughters Real Estate.
What makes them Unique
A short sale is no different than a regular home sale, except the price is set to compete in the local
market regardless of what the seller owes to the bank. This means that once an offer is received, it will
first be reviewed by the home seller, but the decision maker is the Bank (or Investor behind the loan).
Things to know about Short Sales
Upon the receipt of an offer the seller will send a packet of financial information with the offer to the
bank, for their consideration. Because each bank has a different short sale process, and has had a very
large amount of short sales reported over the past 2 years, this process may take some time. (30 days
to several months).
Your offer will be placed in a Que awaiting it's number being called, upon which a bank's short sale
negotiator will be assigned to review figures, gather more documentation and work toward a decision. A
BPO agent will be sent to the property to provide an opinion of value and depending on your offer, it may
be accepted, rejected or countered.
