What is a Bank Owned Foreclosure?
An asset acquired through the process of foreclosure. All Illinois foreclosures are listed on the MLS,
and ready to be shown by Four Daughters Real Estate.
Why they ROCK!
Unlike Short Sales, Bank Foreclosures are listed at the price the bank (investor) is willing to negotiate
from, can close within 30-45 days from the time of an accepted offer, can qualify for both conventional
and FHA financing (subject to condition), and are often priced aggressively subject to their market and
condition.
Why they Don't!
If you think about the physical aspect of the process a foreclosure undergoes, at one point there was a
struggling homeowner that stopped making mortgage payments, and if there is a shortage of money for
bills, there is often a shortage of money and attention to the home.
Most homeowners try to prevent foreclosure through a short sale or loan modification, but if these efforts
fail, the bank will eventually take over. This property may have sat unloved and vacant from 6months to 2
years. The asset manager in charge of the home will have it cleaned out, winterized to prevent water
pipes breaking, and the home may need some repairs.
